Most renovation horror stories start the same way: three or four separate contractors, nobody responsible for the whole job, and every problem living in the gap between two trades. We run it differently. Carter LS Building takes the project from strip-out to decoration with our own trades, one programme and one person accountable to you for all of it.

That matters most when the house surprises you. Old properties usually do. When a stripped wall shows failed lintels or a floor turns out to be rotten, the same team assesses it, prices the fix in writing at rates agreed up front, and carries on. Nothing stalls while two contractors argue about whose problem it is.

Honest scoping before a single price

We would rather lose a job than win it with a low number that grows later. The site visit is where we tell you what genuinely needs doing, what can wait five years, and what is cosmetic. The quote that follows is itemised room by room, so you can trim scope to fit a budget with your eyes open rather than discovering the real cost halfway through.

Full strip-out and refit

Back to brick where the house needs it: new first fix, plaster, joinery and decoration, sequenced so trades are never waiting on each other.

Rewires and new plumbing

Renovation is the cheapest moment to renew wiring and pipework. We flag what genuinely needs replacing and what honestly does not.

Layout replanning

Kitchens moved, bathrooms added, hallways rethought. We work from your architect's drawings or arrange drawings for you.

Period property work

Victorian terraces and interwar semis across the Black Country need matched materials and breathable finishes, not a modern skim over a damp wall. We renovate to suit the age of the house.

Finishing trades

Our own joiners, tilers and decorators finish the job to the same standard the structure was built to, under the same project lead.

How much does a full house renovation cost in the West Midlands?

It depends on size and how far back the house is stripped, so treat any figure quoted before a visit with suspicion. As a broad guide, light refurbishment of a three-bed house starts in the low tens of thousands and a full back-to-brick renovation with structural changes can run well beyond that. After a free site visit you get an itemised written price for your actual house, not a guess.

Can we live in the house during a renovation?

Often yes, if the work can be phased room by room and you can live without a kitchen or bathroom for short windows. For full strip-outs it is usually cheaper and faster to move out for the heavy phase. We tell you honestly which situation yours is at the site visit.

Do I need planning permission to renovate my house?

Most internal renovation work does not need planning permission, but structural alterations need building regulations approval, and listed buildings or conservation areas bring extra consent. We flag exactly which approvals your project needs before you commit to anything.

How long does a whole house renovation take?

A single room refurbishment is measured in weeks. A full three-bed renovation typically runs a few months depending on structural work and drying times. Your written quote comes with a programme so you know the sequence before work starts.
