Each one is cheap to prevent and expensive to inherit. Our answer is structural: one firm carries the job from groundworks to handover, so there is no point where responsibility changes hands and standards quietly drop with it.
You get one project lead, a weekly walk-through if you want it, and every building control inspection passed before the work it covers disappears behind plasterboard.
Staged payments that follow the build
We do not ask for large sums up front. The quote breaks the build into stages, foundations, shell, weathertight, first fix, finishes, and you pay as each stage is completed and inspected. If ground conditions or your own changes move the price, you get the revised figure in writing before the work happens, never after. It keeps both sides honest for the best part of a year, which is what a new build asks of a relationship.

Groundworks and foundations
Footings dug, poured and inspected to the engineer's design. Ground across the West Midlands varies street to street, so we trust trial holes and building control, not assumptions.
Superstructure
Blockwork, beam and block floors, structural timber and steel, built square and plumb because every trade that follows depends on it.
Watertight shell
The building made weathertight in the right sequence, so internal trades start on a dry structure rather than chasing damp for months afterwards.
First and second fix
Plumbing, electrics, plastering and joinery run by trades who have worked together before, sequenced by one project lead rather than four diaries.
Building control and warranties
Every stage inspection booked and passed before work covers it up. We build to your warranty provider's technical standards from day one.

How much does it cost to build a house in the West Midlands?
Build cost depends on size, specification and ground conditions far more than any per-square-metre figure suggests. A straightforward four-bed on a clean plot is a very different job to the same house on clay with drainage complications. After a plot visit and a look at your drawings we price the actual build, itemised by stage, so you can compare it honestly against your budget.
How long does a new build house take?
A typical detached house runs nine to twelve months from breaking ground to handover, weather and ground conditions allowing. The written programme you get with the quote shows each stage, and staged payments follow completed work so the timeline stays honest.
Do you handle planning permission for new builds?
Planning is normally handled by your architect before we price the build, and we are happy to work alongside them from the design stage. What we do handle is building regulations: every inspection booked, passed and documented as the build progresses.
Can you build from my architect's drawings?
Yes, that is how most of our new builds start. We price from your approved drawings and structural calculations, and we flag anything on the drawings that will cause a problem on site before it becomes an expensive one.
